Project Director (Expat/ Intrenational)

We are seeking a talented and dynamic Project Director (Expat) with international experience for one of the top International Property companies to manage a green field development of approximately 5 million Sqft constructed area in Mumbai region with a mix of retail, commercial office space, hospitality amp; social infra. Planned to be delivered in 4.5 yrs, the project is currently in an advanced design phase.

Role overview

The Project Director (Expat) will be responsible for setting up the strategic direction for delivering the project across the entire life cycle of the delivery (right from the design development planning/estimation procurement construction testing/commissioning handover). Responsibilities of the project director and the project management team will include managing the entire project/construction delivery program including the deliverables of the cost consultants and design team (architect, engineering consultants, PEER review team amp; a battery of specialised consultancies like traffic/sustainability/municipal permissions/energy/façade/elevators/landscape/retail interiors/hospitality interiors etc).

Specific Responsibilities

• Implementing the strategic direction in project organisation for project management process amp; standards required for the service delivery in line with the company’s standards.
• Act as the single point of contact with the client team and will be expected to lead amp; direct the construction supervision team and upkeep the project governance plan.
• Bring in in the required experience of project management process amp; the best practices and lead a local team of construction supervision/management resources to deliver the project in the agreed time, cost, quality amp; safety.
• Proactively identify and minimize the risk of the project timeline, cost, quality amp; safety.

• 15+ years of experience with relevant international experience of leading the delivery of large mixed use commercial/retail/hospitality or similar developments of similar sizes of 3 to 4 million sft across the entire life cycle of the delivery (right from the design development planning/estimation procurement construction testing/commissioning handover).
• Working experience in India/Mumbai as a Project director will be added advantage.
• Complete familiarity to the key drivers of the design, construction methodologies, programming/sequencing, risk anticipation, contract administration etc for such mixed use projects.
• Hands on experience in managing the construction of -
  • Civil amp; structural execution work with multiple basements and integrated floor plates to the size of 250,000 sft to 300,000 sft.
  • Structural steel, different type of façade, common area finishes etc (coordinated designs amp; execution
  • In depth Knowledge of Construction Methodology for such developments formwork, safety systems, quality control measures
  • Project Management Tools scheduling/tracking, MIS, data base/archiving
  • Vendor and Contractor Management Contract administration
• Experience in MEP works (high side equipment as well as low side works) project director would have a thorough understanding of the complete set of components for the following
  1. Electrical/power system and HVAC system right from the power receiving point till the last mile connectivity on the low side. Installation sequence, coordinate works, risks, etc.
  2. Plumbing, fire-fighting amp; low voltage systems.
  3. Other mechanical works like elevators, escalators, FLS equipment, mechanical parking systems, etc.
  4. Important to have familiarity with some useful technical benchmark data on MEP systems to do a high-level check on the design consultant’s recommendations and for initiating the required design review sessions.
  5. Should have managed/witnessed the complete process of testing amp; commissioning of the MEP systems.
